Spatial Design Architects were appointed by private developers to provide a turnkey full architects’ service for this project from conception through to completion – undertaking the design, planning applications, building regulations package, tenders and running the project on site under a JCT contract.

SDA were responsible for co-ordinating all consultants, contract administration for 13 flats and Commercial ground floor space. The main challenge was to be able to create a contemporary form within Brentwood’s conservation area and provide another link through from the High Street to William Hunter Way, and providing adjacent landowners right of way over the front courtyard.

Large retail unit occupying the ground floor, was separated via a fire rated structure from the 13 flats above with offset stair and lift core. The flats were designed around a central atrium with roof lights and walk-on fire rated glass floors, that flood the central circulation space om each floor with natural light. 

Contemporary brick tones & fenestration, frame render panels and anthracite zinc cladding, and corner glass balconies provide a building with a great presence seen from all angles on William Hunter Way.

Spatial Design Architects were supported in full by Brentwood planning, design and the conservation officers throughout the process and has become a catalyst for future back of High Street developments incorporating retail units at ground floor level and apartments above, subsequently Spatial Design Architects have been awarded further development projects within William Hunter Way, with new clients.
