The continuation of designing the interiors, bathrooms, kitchens, and joinery, along with selecting specialist items such as internal glazed screens and doors, ironmongery, and glass links, is essential.

Every detail should be meticulously considered during the construction phase to ensure the architect's vision for the project is followed through, with careful attention given to every material. It is crucial to ensure that any client changes or expanded requirements are addressed with the same level of detail and cohesion.

Detail

Detailing during the construction phase is vital for delivering the client's and architect's vision for the project and ensuring that all elements of the build adhere to the design SAP’s.

This involves coordinating and checking specialist sub-contractors' packages, including internal and external window door schedules, bespoke items, staircases, audio visual design and setup, air conditioning, MVHR, and eco-technologies.

Additionally, it requires approving all specialist sub-consultants' drawings to ensure that all dimensions and details are correct. Meetings on-site with the main contractor and sub-contractors are necessary to guarantee a full understanding of the project's requirements.

Deliver

Spatial Design Architect ensure that all building products are installed according to the manufacturers' guidelines and the approved specification, and we make sure that all completion certificates and warranties are available upon practical completion.

We undertake architects’ instructions, check main Contractor valuations, and certify the clients’ payments to the main contractor through JCT contract administration, with regular site visits throughout the construction program.

Additionally, we use the contractors' program of works to deliver working drawing packages on time, ensuring the main contractor is informed about the selected materials, sub-contractors, their lead times, and the supply and installation requirements.
