Spatial Design Architects were commissioned to design the redevelopment of a site comprising two existing semi-detached properties, transforming it into a new residential scheme of seven units. The proposal was submitted to the London Borough of Havering as a Pre-Application to obtain early feedback from the council ahead of a full planning application.
The design introduces a modern, contemporary architectural approach to flatted developments within the local area and wider borough. The building’s stepped form responds directly to key site constraints and the surrounding context, helping to shape both the external appearance and the internal living spaces. The scheme was also carefully developed in accordance with the Nationally Described Space Standards and the London Plan.
Flat roof areas were designed as valuable functional spaces within the development, incorporating green roofs and areas for solar panels to enhance the scheme’s environmental performance.
Prior to the Pre-Application submission, a consultation was also undertaken with Secure by Design to ensure the development could achieve the desired accreditation for the client.
The design incorporates:
- Contemporary new building containing 7 new residential units
- Parking, cycling, refuse and sustainability elements: Green Roof, Solar Panels, Sustainably Drainage System.
The project is currently at the pre-planning stages with more information to follow on this exciting new project.
